Description
The University of Minnesota is requesting proposals for professional architectural and engineering design services for a new 500-bed residence and dining hall on its St. Paul campus. The project has a preliminary construction budget of $100 million and must accommodate phased future housing expansion. Required services include programming/predesign, furniture, furnishings, and equipment design, net-zero analysis, schematic design, design development, construction documents, and procurement/construction administration. The design must follow Minnesota B3 Guidelines and the SB2030 Energy Standard, include energy modeling at each design phase, and use live cost modeling to maintain budget alignment. The selected design team must coordinate with separately contracted demolition and site-clearing work and prepare for an early bid package for site preparation, footings, and foundations. The proposal must include the RFP Cover Page and Declaration, respondent team qualifications, project work plan, project schedule, and project fee. Team qualifications require comparable projects commenced or completed within the last five years, resumes for critical team members, and up to three project data sheets. The Project Work Plan is limited to seven pages. The University anticipates construction beginning in summer 2028, substantial completion in April 2030, completion of predesign by March 26, 2027, and completion of Construction Document Phase 1 by June 23, 2028.
