The U.S. Army Corps of Engineers is soliciting offers for approximately 2,235 usable square feet of commercial retail or office space for an Armed Forces Career Center. The proposed space must be within a one-quarter-mile radius of 1216 Market Place in La Grange, Kentucky, and within ZIP Code 40031. Requirements include a secondary egress, parking for six government vehicles at all times, additional employee and customer parking nearby, prominent signage, and daytime janitorial services. Locations adjacent to specified incompatible businesses may be eliminated from consideration. The lessor must provide or complete substantial build-out and ongoing facility responsibilities, including architectural and engineering drawings, permits, accessibility, fire and life-safety systems, HVAC, utilities, communications infrastructure, video intercom entry control, CCTV/NVR security systems, signage, maintenance, snow removal, landscaping, and janitorial services. Offers must include the completed Rental Proposal Worksheet, proof of active SAM.gov registration with an active CAGE code, and the existing floor plan. The lease is generally negotiated for five years but includes government termination rights, and firm-term proposals are generally not considered.
