Description

The University of Rhode Island is seeking a qualified firm to provide construction-phase Owner's Project Manager services for an approximately 48,000-gross-square-foot Biomedical Sciences Building on the Kingston campus. The facility will include wet-lab research space, laboratory support areas, vivarium space, offices, collaboration areas, and building support spaces. The OPM will provide owner representation, project management, coordination, budget and cost monitoring, schedule review, procurement and long-lead coordination, construction-phase documentation and reporting, commissioning and inspection coordination, owner-furnished equipment and technology coordination, move-in and training coordination, turnover, occupancy, and closeout support. The base assignment is anticipated to run for approximately 32.5 months within a three-year contract period beginning January 1, 2027, with part-time OPM services averaging approximately 20 hours per week during the construction phase. The solicitation also requests separately priced optional Owner's Progress Inspector services, anticipated at approximately 10 hours per week for about 30 months, involving on-site field observation and reporting. Proposals must include a technical proposal, a separate completed cost proposal form, a supplemental bidder attestation, and applicable MBE/WBE/Disability Business Enterprise participation forms.
