EPIC Concrete Construction, serving as developer and general contractor, is requesting subcontractor bids for two new buildings in a commercial development: a two-story office and warehouse building of approximately 20,400 square feet with a mezzanine, and a single-story flex-space building of approximately 19,000 square feet with nine tenant suites. The flex building will be delivered as a sprinklered grey-box shell, with tenant fit-out by others. Requested scopes include structural and miscellaneous steel, rough carpentry, insulation, sealants and flashing, doors, frames and hardware, overhead doors, storefront and glazing, metal framing and drywall, acoustical ceilings, flooring, painting, stone veneer, a CMU trash enclosure, toilet accessories and signage, fire sprinkler design-build, plumbing, HVAC, testing and balancing, electrical, asphalt paving, striping, fencing, landscaping, and site lighting. Concrete, earthwork, site utilities, pre-engineered metal building packages, and security systems are excluded or separately assigned. Bidders must submit lump-sum pricing by building, list alternates separately, and identify all inclusions, exclusions, and clarifications.
