Description
Bernalillo County is seeking experienced real estate developers to join a pool of qualified co-development partners for projects within Bernalillo County, New Mexico. Proposed projects must identify a specific subject property or properties and may include affordable or mixed-income housing, mixed-use development, adaptive reuse, parcel subdivision, turnkey development, or rehabilitation and preservation of existing housing. Projects must include an affordable housing unit matrix serving households at or below 120 percent of Area Median Income. Selected developers will provide the expertise, capacity, and resources to identify and control sites; plan, entitle, design, finance, construct, operate, and manage developments; secure public and private funding; and maintain long-term affordability and compliance. Responses will be evaluated on development experience and past performance, the proposed development concept and partnership approach, financial capacity and risk allocation, and legal standing and readiness to contract. The selected developer will enter into a Joint Development Agreement or similar instrument with the County.
