The Department of Veterans Affairs is conducting market research for a potential succeeding lease of a Vet Center in Everett, Washington. The requirement would include 3,360 to 4,536 rentable square feet of office space, at least 30 on-site reserved parking spaces including three ADA-compliant spaces, design and construction/buildout, and maintenance and operations for the lease duration. The property must be within the specified delineated area, outside the 100-year floodplain, accessible, secure, and compliant with applicable federal and local fire safety, physical security, accessibility, seismic, and sustainability requirements. A fully serviced lease including typical regional operating costs and utilities is preferred; private well water and septic systems are unacceptable. This is a Sources Sought notice and not a solicitation for lease proposals. Interested property owners or authorized representatives must submit a capabilities statement and supporting information, including property-owner or authorization details, a map showing the delineated-area location, floodplain documentation, a site plan, applicable small-business or veteran-owned status evidence, SAM representations and certifications, financing capability, and a summary of at least three similar projects completed within the past five years. The anticipated lease structure is 20 years total, consisting of five firm years and 15 soft years with 90-day termination rights after five years.
