The U.S. Army Corps of Engineers is seeking a lessor to provide approximately 5,091 usable square feet of commercial retail or office space for an Armed Forces Career Center. The offered space must be within a one-quarter-mile radius of 3260 Galeno Crossing, Brownsville, Texas, and within ZIP Code 78526. Requirements include a secondary egress, parking for 16 government vehicles at all times, additional nearby employee and customer parking, prominent signage, and compatibility with surrounding businesses. The lessor must provide daytime janitorial services and maintain the premises, utilities, building systems, fire and life-safety systems, accessibility features, and other lease requirements. The lessor is responsible for required alterations and build-out, architectural and engineering drawings, permits, construction, security systems, communications infrastructure, video intercom entry control, CCTV/NVR equipment, signage, HVAC, finishes, and obtaining a certificate of occupancy. Offers must include the completed Rental Proposal Worksheet, proof of active System for Award Management registration including an active CAGE code, and the existing floor plan. The lease is generally negotiated for a five-year term but includes Government termination rights; firm-term proposals are generally not considered. Complete initial and final offers are due by October 30, 2026, at 5:30 p.m.
