Description
The City of Albany, through its Procurement Division and Downtown Manager’s Office on behalf of the Downtown Development Authority, is seeking qualified developers or development teams to acquire and redevelop 138 Pine Avenue in downtown Albany. The selected developer will purchase or otherwise acquire the property, invest private capital, complete all remaining due diligence, financing, design, permitting, construction, tenanting or occupancy, and long-term operation of the completed project. Proposals may include rehabilitation, adaptive reuse, selective demolition, strategic reconstruction, or another feasible redevelopment approach. Respondents must provide a development concept, concept plans and visuals, development program, project schedule, team qualifications, at least three comparable projects, acquisition and financial terms, sources and uses, evidence of financial capacity, requested public assistance, operating feasibility, and measurable community and economic impacts. The existing building is approximately 11,592 square feet on an approximately 0.15-acre lot. Volume I is limited to 40 pages, excluding specified materials, and proposals must be submitted as searchable PDFs with seven complete hard copies. Required forms include addendum acknowledgment, non-collusion certification, governing-law and venue agreement, indemnity agreement, Georgia Security and Immigration Compliance Act affidavit, and other applicable procurement forms.
