Description
The City of Albany is soliciting proposals for the purchase and absolute acquisition of its approximately 5,100-square-foot, City-owned building at 218 N. Washington Street, followed by comprehensive redevelopment and adaptive reuse. The property will be sold strictly as-is unless otherwise negotiated and approved by the City, and respondents are responsible for physical and legal due diligence, including building condition, environmental conditions, code compliance, and rehabilitation costs. Proposals may include office or professional-service space, business incubator or development-center uses, restaurants, cafés, retail, entertainment, mixed-use commercial, or community-serving, arts, cultural, and tourism-supportive concepts. The selected developer must demonstrate financial and technical capacity; complete interior remediation, structural stabilization, and modernization; preserve and stabilize the historic exterior masonry without painting, sealing, or coating the original brick; obtain required approvals and permits; and explain alignment with the Downtown Albany Master Plan and surrounding Central Common and parking improvements. Proposals will be evaluated on development concept, financial capacity, experience, acquisition terms, schedule, economic and community impact, and financial offer validation.
