Description
The City of Albany, through the Downtown Development Authority, is soliciting proposals for a flexible operating arrangement involving a craft beverage production and hospitality facility at 120 Pine Avenue. Respondents may propose a production and distribution operation, a taproom and hospitality/event operation, an integrated full-facility operation, a long-term commercial lease, a property acquisition, or an approved alternative structure. The facility includes production, cellar, packaging, cold-storage, tasting-room, bar, kitchen, event, patio, office, and related infrastructure, including existing brewing and packaging equipment. Proposals must address the respondent’s corporate experience, personnel, comparable operating references, concept and market strategy, operational plan, activation timeline, financial plan, capitalization, and proposed lease or purchase terms. The submission is limited to 20 pages excluding required forms, financial proofs, and reference letters, and must include the specified executed affidavits and certifications, proof of commercial insurance, an indemnity agreement, and one searchable PDF on a USB drive. A mandatory pre-proposal conference and facility tour are scheduled, and the selected respondent will be responsible for regulatory compliance, facility activation, hospitality and event programming, production or product sourcing, maintenance, security, sanitation, and utility obligations as applicable to the selected pathway.
