Description
The Albany County Land Bank Corporation seeks contractors to perform interior demolition at nine properties being prepared for rehabilitation. Work varies by property and may include removing interior finishes, flooring, trim, doors, cabinets, fixtures, appliances, insulation, debris, and—where specifically identified—non-load-bearing partitions and mechanical, electrical, and plumbing systems. Contractors must protect designated items and adjoining structures, control dust, secure sites, obtain required permits, and lawfully dispose of debris. Hazardous-material assessment and abatement are excluded. Respondents must provide lump-sum pricing for each property bid and complete a time-and-materials rate sheet for authorized change orders and additional properties. For each property priced, respondents must either attend its scheduled walk-through and document attendance or submit a site-visit waiver. Proposals must include contractor and project references, qualifications and experience, a work approach and schedule, required forms, and a non-collusive bidding certification. Insurance documentation and an MWBE/SDVOB utilization plan are also required. The resulting agreement's rate sheet has an initial two-year term, with optional annual renewals up to five years total; no minimum work volume is guaranteed.
