Description
The Texas Parks and Wildlife Department is issuing a one-step Request for Proposals for a Construction Manager-at-Risk to develop a new state park on a more than 50,000-acre ranch tract. The scope includes pre-construction collaboration with the agency and architect/engineer during design development; schematic, design development, and 50%, 95%, and 100% construction-document reviews; value engineering; constructability reviews; construction phasing; cost estimating; permitting coordination; early procurement planning; design assistance; and early engagement of major subcontractors. The selected contractor will ultimately establish a Guaranteed Maximum Price within the contract limits. Construction services include labor selection, materials, installation, coordination, management, supervision, and completion of the park in accordance with the project documents. Planned facilities include park entry and directional signage, paved and gravel roads, low-water crossings, operational facilities, headquarters, staff residences, maintenance facilities, trailheads, trails, picnic areas, pavilions, an amphitheater, nature center, playground, wildlife-viewing areas, restrooms, parking, developed and primitive camping, mini-cabins, screened shelters, public water and wastewater systems, electrical and telecommunications infrastructure, a radio tower, sustainable systems, site demolition, and historic-structure renovation or reuse. The estimated construction cost is $35 million.
