Description
Austin Peay State University seeks a contractor to manage its university-owned residential rental properties. Services include day-to-day property operations; tenant screening and leasing; rent collection and accounting; maintenance coordination; move-in, move-out, and annual inspections; vacancy marketing; security-deposit administration; and monthly financial and management reporting. The portfolio currently includes eight properties and may vary between five and 20 properties. The contractor must provide 24/7 emergency maintenance response, participate in quarterly contract review meetings, and maintain an office within 75 miles of Clarksville. Bidders must be licensed to provide property management services in Tennessee, have at least three years of operating experience, manage at least 25 residential units, and provide three references. Award is based on the highest percentage of gross rental revenue remitted to the university. The initial contract term is five years, with a possible additional five-year renewal.
