Description
The Iowa Department of Administrative Services is soliciting professional design services for replacement of approximately 550 original windows across the Main Administration, South C, North C, and South A wings of the Cherokee Mental Health Institute in Cherokee, Iowa. The replacement design must address security screens, ventilation needs, hazardous-material coordination, applicable codes, State Historic Preservation Office coordination, surveys, utility shutdowns, material recommendations, and construction cost estimating. The selected firm will provide project management, design development and construction documents, bidding and negotiation assistance, construction administration, site observations, submittal and change-order review, pay-application review, punch-list and closeout support, and coordination with the construction manager and building-envelope commissioning agent. Proposals must include separate Technical and Cost Proposal files, with the technical proposal limited to 30 pages excluding dividers, cover page, and resumes, and must address the required exhibits covering qualifications, staff experience, relevant project experience, approach, and project execution. Professional liability insurance of $2 million will be required under the resulting contract.
