The U.S. Army Corps of Engineers, Recruiting Facilities Program, is soliciting offers for approximately 3,896 usable square feet of commercial retail or office space within a one-quarter-mile radius of 401 W. North Street in Lima, Ohio, and within ZIP Code 45801. The space must support 24-hour access, a secondary egress, designated parking for 11 government vehicles, additional employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide daytime janitorial services, utilities, maintenance, snow removal, landscaping, pest control, and other property services specified in the lease package. The opportunity also requires substantial tenant improvements and security infrastructure, including architectural and engineering drawings, accessible and code-compliant construction, fire and life-safety systems, video intercom entry control, CCTV/NVR systems, communications wiring, signage, lighting, HVAC, and related build-out responsibilities. Offers must include the completed Rental Proposal Worksheet, proof of active SAM.gov registration including an active CAGE code, and the existing floor plan. The lease is generally negotiated for five years but includes government termination rights, and firm-term arrangements are generally not considered.
