The U.S. Army Corps of Engineers is soliciting offers to lease approximately 2,230 usable square feet of commercial retail or office space for an Armed Forces Career Center. The offered space must be within a one-quarter-mile radius of 2144 South State Street and within ZIP Code 48104, provide a secondary egress, accommodate five government vehicles around the clock plus employee and customer parking, offer prominent signage, and avoid potentially incompatible neighboring businesses. The lessor must provide daytime janitorial services and maintain the premises, utilities, building systems, landscaping, snow removal, fire protection, and other property services required by the lease. The lessor is responsible for construction and build-out work, architectural and engineering drawings, permits, accessibility, HVAC, finishes, communications infrastructure, video intercom entry control, closed-circuit television and network video recording systems, and related security features. Offers must include the completed Rental Proposal Worksheet, proof of active SAM registration including a CAGE code, and the existing floor plan. The lease is generally negotiated for five years but includes government termination rights; firm-term proposals require a significant contribution toward build-out costs and are generally not considered.
