Description
The Town of Middleton is offering its approximately 1.2-acre Memorial Hall property at 48 South Main Street for disposition. The property includes a three-story, wood-frame building of approximately 10,300 square feet and is being offered in its existing condition, without improvements by the Town. Proposers are responsible for their own inspections, due diligence, permitting, approvals, zoning compliance, environmental review, and development costs. Proposals must include a description of the proposer, proposer address, authorization documentation when applicable, a certified check or money order equal to 5% of the proposed purchase price, written and numerical pricing, non-collusion and tax-compliance certifications, authority and beneficial-interest disclosures, and a highest-and-best-use narrative with price proposal. The narrative is limited to four pages, with attachments documenting the proposed implementation and development plan. The Town prioritizes appropriate use, tax revenue, limited impact on municipal services, zoning compliance, preservation or replication of the historic west-facing facade, public access easements, and demonstrated Massachusetts development experience. Proposals for more than six housing units will not be considered. The selected buyer must purchase the property as-is and execute a purchase and sale agreement; an additional deposit is due upon execution.
