The City and Borough of Juneau is soliciting proposals from qualified appraisal contractors to estimate the full market value of three city-owned properties identified for disposal: the Mt. Jumbo Building, a former school and multi-use building; a 36,717-square-foot treed lot on Pt. Lena Loop Road; and a 26,510-square-foot treed lot near North Douglas Highway. The appraiser must investigate the physical, legal, and economic characteristics of each property, define the property rights, perform highest-and-best-use and market analyses, identify and analyze comparable sales and other supporting market data, account for encumbrances, and provide well-supported reconciliation and conclusions. A site visit is required for each property. The proposal must describe the firm's methodology, management plan, relevant experience, qualifications, project schedule, assigned personnel, organizational chart, and three completed-project references with contact information. The response must include a signed transmittal letter and a single PDF proposal, with the main narrative limited to 15 pages and the complete file limited to 20 MB. The selected contractor must provide final appraisal reports in Adobe PDF by December 1, 2026. The estimated project budget is $18,000 to $25,000, and any proposed travel costs must be itemized separately and included in the final total price.
