Description
The City and Borough of Sitka, through the Gary Paxton Industrial Park Board of Directors, is soliciting proposals from private entities for a long-term lease of approximately 10,000 square feet of Lot 6 at the Gary Paxton Industrial Park. The intended use is exclusively for marine vessel repair, maintenance, modification, construction, or related commercial and industrial marine services. The selected proposer will be responsible for development, permitting, utility connections, applicable studies and permits, and compliance with zoning and environmental requirements. The lease may be structured for up to 25 years, with the proposer expected to suggest a preferred lease term and rate. Development must commence within six months of lease commencement, with substantial completion required within 24 months. The lessee may also be required to provide performance security and maintain commercial general liability, property, and other required insurance naming the City and Borough of Sitka as an additional insured. Responses must include a cover page, experience and qualifications, development plan, proposed lease terms and rates, operating plan, and community benefits. Proposals will be evaluated on experience and qualifications, development plan, operating plan, financial viability, and community benefits. Lease award is subject to approval by the City and Borough of Sitka Assembly.
