Description
The City and Borough of Sitka is seeking qualified organizations to propose development and long-term leasing of approximately 20,135 square feet at Gary Paxton Industrial Park. The property is adjacent to Sawmill Creek Road and is intended for private-sector development. Proposals should address the proposed use, operations, development schedule, estimated costs, funding sources, financial capacity, site layout, environmental impacts, lease term, lease rate, operating plan, and community benefits. The lease may run for up to 25 years. The lessee must commence development, permitting, and improvements within six months of lease commencement and achieve substantial completion within 24 months. The lessee will be responsible for utility connections, permits, geotechnical and environmental requirements, applicable access approvals, taxes, assessments, utilities, insurance, and potential restoration or transfer of improvements at lease end. The property is offered as-is, and proposals are subject to final approval by the City and Borough of Sitka Assembly.
