Description
The Georgia State Financing and Investment Commission, on behalf of the Georgia Department of Corrections, is seeking a design professional to evaluate and renovate an existing industrial facility into a secure, medium-security transitional center. The project will convert approximately 30,900 square feet of office and warehouse space into housing for approximately 150 residents, including modular cells, dayrooms and common areas, classrooms, bathrooms and showers, a light-use residential kitchen, and operational support spaces. The work may include structural modifications and slab reinforcement, as well as architectural, mechanical, electrical, plumbing, fire protection, security, and related improvements. Approximately 10,000 square feet of an existing office appendage will also receive limited cosmetic renovations. The selected firm will develop the project program, provide design and construction administration services, incorporate sustainable design requirements, and coordinate with the owner, using agency, construction manager-at-risk, and commissioning agent. The preliminary construction cost limitation is $25,000,000. Design services are anticipated to last approximately eight months after contract execution, followed by an estimated 11-month construction period. Statements of qualifications are limited to 50 pages, excluding licenses and forms, and must be submitted as one PDF file with the required exhibits and supporting qualifications materials.
