Description
The University of Minnesota seeks a contractor for a lump-sum construction project to replace and upgrade HVAC infrastructure serving the Andersen Horticulture Library and Rare Books Library. Work includes structural, architectural, mechanical, and electrical modifications; installation of cooling units, coils, VAVs, ductwork, piping, and controls; relocation of an existing humidifier; testing and commissioning support; and temporary removal and reinstallation of library shelving. Three separately priced alternates cover new LVT flooring, interior painting, and replacement of an exterior louver and screen assembly. The contractor must coordinate work in occupied facilities, protect the rare-book collection and adjacent areas from dust, plan noisy work and utility outages, develop a construction logistics plan, and secure required permits. The total construction budget is $575,000. The project must reach substantial completion by February 26, 2027. Proposals require a cover page and declaration, team qualifications, a project approach and work plan, a project schedule, project pricing, responsible-contractor verification, and safety information as applicable.
