Description
The Department of Veterans Affairs (VA) is seeking information regarding available medical office space in Worcester, MA, for a succeeding lease action. The VA currently occupies clinical and related space at 377 Plantation St, Worcester, MA 01655, and this lease has expired. The Worcester Annex Community Based Outpatient Clinic (CBOC) must remain operational, necessitating a new lease. The estimated lease term is 20 years with a 10-year firm term. The space must be approximately 13,500 Rentable Square Feet (RSF) of medical space and available for immediate occupancy. Parking for 45 spaces, including 10 disabled access spaces, is required. The space must be within the city limits of Worcester, MA. This is a Sources Sought Notice, not a Request for Proposals. The VA is gathering information to determine if a competitive procurement is necessary or if a sole source award to Worcester City Campus Corporation is appropriate due to potential substantial duplication of costs. Interested parties who believe they can provide suitable space are invited to submit a written statement of capability with supporting evidence by June 23, 2026, by 4 PM EST via email to Melinda.Sandrson@va.gov. The VA assumes no responsibility to award a lease based on any response. The NAICS Code for this procurement is 531120 (Lessors of Nonresidential Buildings) with a small business size standard of $47 million. The VA is also assessing if the acquisition should be set aside for Service-Disabled Veteran-Owned Small Business (SDVOSB) or Veteran-Owned Small Business (VOSB) concerns. Firms interested in participating should submit a Capabilities Statement including company information, evidence of SDVOSB/VOSB status (if applicable) via VIP registration, SAM.gov registration, a summary of at least three similar projects completed in the past five years, evidence of bonding capacity for a $100,000 bid bond and ability to obtain payment and performance bonds, and evidence of financing capability.
