Description
The U.S. Government is seeking competitive proposals for new or continuing office-space leases within a delineated area of Norfolk, Virginia. Offered space must provide between 15,592 and 16,412 ABOA square feet and comply with applicable federal, state, and local requirements, including fire and life safety, accessibility, seismic resilience, and energy-efficiency standards. Subleases will not be considered. The lease term is 10 years, with five years firm. The agency provides a tenant-improvement allowance of $52.48 per ABOA square foot and building-specific amortized capital of $12.00 per ABOA square foot, each amortized over five years. Award will be made to the lowest-priced, technically acceptable offer without negotiations. The post-award schedule anticipates design, construction, and government acceptance activities over 205 working days from lease award.
