Description
The Department of Veterans Affairs is soliciting lease proposals for a Santa Cruz Community-Based Outpatient Clinic serving veterans. The requirement is for approximately 15,495 ANSI/BOMA Occupant Area square feet and up to 20,000 rentable square feet, with 55 reserved parking spaces, on-site adjacent parking, loading access, and space suitable for a medical outpatient facility. VA will consider an existing building, build-to-suit development, or new construction within the delineated Santa Cruz County area. The space must support primary care, mental health, telehealth, clinical laboratory and blood-draw functions, patient and staff support areas, medical gas storage, information technology, security operations, and related clinic functions. The lessor must provide tenant improvements, new furnishings, casework, medical and building systems, accessibility, fire and life-safety compliance, seismic compliance, sustainability measures, signage, and required environmental and cultural-resources documentation. The lessor will also be responsible for ongoing janitorial, landscaping, utilities other than separately metered utilities paid directly by the Government, building maintenance, security-system maintenance, and other operations and maintenance services throughout the lease term. Required security systems include video surveillance, intrusion detection, physical access control, duress alarm, nurse call, and related security-management capabilities. Pricing must be submitted for a 15-year firm/20-year full-term alternative and a 20-year firm-term alternative. The tenant-improvement allowance is stated as $10,400,000 to $12,400,000, or $800 per ABOA square foot.
