Description
Long Hill Township is seeking an experienced, financially sound individual or entity to sublease and operate a restaurant, cafe, or bakery at Millington Train Station. Proposals must describe the proposed business, fixed rent, concept and floor plans, signage, construction schedule, improvement costs, operating experience, key staff, prior projects, entity information, and financial capability. At least five years of continuous experience operating the proposed type of establishment is required. The successful sublessee will be responsible for approved improvements, utilities, trash removal, janitorial services, maintenance, lighting, commuter-area and platform-area upkeep, and required commuter services. Improvements must comply with applicable building, fire, environmental, transportation, and historic-preservation requirements and receive Township and New Jersey Transit approval. The proposal must include a cashier's check or money order equal to 10% of first-year rent, capped at $10,000. The draft sublease provides for a six-year term through June 30, 2032, with two potential one-year options, and requires substantial insurance coverage, including $5 million general liability, $2 million auto liability, workers' compensation, and all-risk property insurance.
