Description
Millburn Township is considering Ordinance 2775-26, which would amend its development regulations and zoning ordinance to establish the Main Street–Community Zone (MS-C) along Main Street. The ordinance is intended to support a mixed-use community corridor, encourage adaptive reuse and reinvestment in existing buildings, preserve the surrounding residential character, and regulate new construction. The proposed zone would permit residential uses and specified commercial, office, medical, educational, studio, gallery, and restaurant uses, subject to size, setback, parking, buffering, screening, and building-coverage standards. Larger nonresidential uses would be conditional uses. The ordinance also addresses demand-neutral changes of use and requires compliance with New Jersey Department of Environmental Protection flood-hazard permitting requirements where applicable.
