Description
Iron County School District is soliciting proposals from qualified Construction Manager at Risk/General Contractor firms for a new approximately 82,613-square-foot South Elementary School. The selected CM/GC will support the design phase with cost estimates, scheduling, constructability and materials feedback, phasing recommendations, and bid-climate analysis, then provide construction management and general contracting services through construction and occupancy. Construction is anticipated to begin in April 2027, with occupancy anticipated in August 2029. The fixed limit of construction costs is $35,000,000. Proposers must be pre-qualified with the Utah Division of Facilities Construction and Management, hold applicable Utah contractor licensing, provide a management plan and relevant school-project experience, and submit references for at least five recent similar projects. The proposal requires separately sealed cost and fee materials, evidence of 100% payment and performance bond capacity, proof of a valid Utah contractor's license, termination/debarment certifications, and the specified proposal response forms. Professional liability and workers' compensation insurance are required during performance.
