Description
Ventura Housing seeks a qualified design-build contractor to assess, plan, design, permit, and construct renovations to its main office. The primary work is converting the existing warehouse into permanent office space, with conceptual alternatives that maximize functional workspaces and consider enclosed offices, shared spaces, meeting and collaboration areas, natural light, finished ceilings, and necessary building-system upgrades. The contractor will conduct staff and departmental interviews, prepare cost estimates, develop construction documents, obtain permits, and manage construction through project closeout. The scope may also include expanding and modernizing the kitchen and breakroom, evaluating restroom capacity and accessibility, and considering a rear exterior door and covered outdoor seating. Work will take place in an occupied facility, so the contractor must plan construction phasing to minimize disruption and maintain safe access and operations. Proposals must include the project approach, fees and cost-estimating approach, schedule, qualifications and experience, and references for similar projects. A mandatory site walk is required for proposal eligibility.
