Description
The City of Ojai seeks an independent owner's representative and construction management consultant for its 30-unit Permanent Supportive Housing Project. The consultant will advise and represent the City during construction, overseeing the development manager and project contractors without performing construction work or holding a construction contract. Services include project administration; construction site visits and oversight of schedule, budget, quality, safety coordination, and compliance; change management; review of payment requests, schedules, and cost controls; value engineering; contract administration; quality assurance; risk management; stakeholder coordination; and project reporting. The consultant will attend project meetings, provide regular updates to City staff and the City Council, and assist with project closeout. Proposals must include qualifications, at least three similar project examples, key staff and resumes, approach and schedule, and a cost proposal. The majority of the work must be performed by the awarded consultant; subcontracting is limited to proposed subcontractors or substitutions approved in writing.
