Description
King Conservation District is seeking a qualified commercial real estate broker or realtor to assess its space and operational needs and identify, evaluate, and negotiate the purchase or lease of a combined office and warehouse property. The anticipated requirement is approximately 10,000 to 13,000 square feet for 40 to 45 employees, with parking for staff, visitors, and 15 fleet vehicles or trailers. Desired features include at least 5,000 square feet of office space, conference or training areas, shower and laundry facilities, a climate-controlled server room, storage, reception, accessibility, signage, and proximity to highways, public transportation, restaurants, and nature trails. The broker will provide market analysis, comparable properties, pricing and lease or purchase terms, property tours, financial comparisons, negotiation of transaction documents, coordination with relevant professionals, due-diligence guidance, and support through closing or lease execution. Respondents must demonstrate relevant commercial transaction experience, local market knowledge, negotiation and transaction-management capabilities, and comparable client references. Responses must address the broker profile, relevant experience, proposed approach, market knowledge, services, compensation, conflicts of interest, and at least three comparable client references.
