Description
This is a single-prime general construction project to renovate approximately 12,900 square feet of existing office and production space into three office suites and a conference center. The scope includes selective demolition; interior partitions, finishes, doors, casework, signage, toilet rooms, accessibility improvements; exterior doors, storefronts, facade and metal wall panels, canopies, roofing, and roof accessories; and site improvements including paving, grading, utilities, drainage, landscaping, fencing, erosion control, and pavement markings. The work includes architectural, structural, mechanical, plumbing, and electrical alterations. Electrical scope includes lighting, power, fire-alarm pathways and devices, equipment connections, audiovisual and data raceways, and structured Category 6A cabling, jacks, terminations, cable tray, and related grounding and bonding. The general contractor must include all subcontractors in its bid and list subcontractor names and dollar amounts. System design and terminations for IT network, security, access control, and fire alarm systems are performed under separate contracts, although specified raceways, rough-ins, cabling, and related installation are included. Fire suppression work is excluded. Addendum No. 3 revises door hardware, site improvements, floor finishes, structural details, lighting, and electrical plans; receipt of all addenda must be indicated on the Bid Form.
