REQUEST FOR PROPOSALS RESIDENTIAL REDEVELOPMENT OPPORTUNITYThe Land Clearance for Redevelopment Authority of the County of St. Louis ("LCRA") requests proposals to purchase and complete a redevelopment of the property located at 11816 Larimore Road, St. Louis, Missouri 63138. Description
The Land Clearance for Redevelopment Authority of St. Louis County is seeking proposals from developers to purchase and redevelop its residential property at 11816 Larimore Road. The property is sold as-is; its existing 1,681-square-foot improvements require major renovation and are currently uninhabitable. Proposals may not be contingent on title, survey, or inspection, and the purchaser will be responsible for clearing title and recording costs. Responses must describe the proposed project, improvements, design, sustainability features, total project cost, sources and uses of funds, financing capability, redevelopment timeline, community benefits, respondent qualifications and relevant project experience, zoning compliance, proposed purchase price, and willingness to enter into a development agreement. The development agreement may grant the Authority a right to repurchase the property if redevelopment is not completed within a maximum of two years. Proposals will be evaluated on redevelopment quality, community impact, respondent experience, financing credibility, land use, contingencies, responsiveness, incentives, timeline, and purchase price.
