Description
The Jersey City Redevelopment Agency is soliciting proposals from qualified developers or redevelopment teams for the collective acquisition and redevelopment of 350 Washington Street and 80 Bay Street in the Powerhouse Arts District. Proposals must address both properties, preserve the existing historic Powerhouse building, and present a detailed, viable development plan that may include cultural, employment, housing, commercial, or mixed-use components. The Agency will consider proposals requiring amendments to the applicable redevelopment plan. Respondents must provide a complete redevelopment concept, work plan, capital and design timetable, project financing and financial offer for purchase or lease of both properties, proposed deposit and acquisition timeline, government responsibilities and requested incentives, key personnel, relevant experience, and a completed Redeveloper Questionnaire with required ownership disclosure forms. The selected redeveloper will be responsible for permits, approvals, infrastructure, environmental investigation and remediation, construction and development costs, and compliance with applicable laws. The anticipated redevelopment agreement may require substantial insurance coverage, additional-insured status for the City and Agency, and potentially a construction performance bond.
