The City of Atlanta, through its Department of Parks and Recreation, plans to issue an RFP for a qualified design-build team to deliver a new approximately 95,500-square-foot, four-tier parking garage with at least 290 parking spaces. The scope includes community engagement, demolition, site preparation, utility relocation, geotechnical investigation, permitting, architectural and engineering design, construction, quality assurance and quality control, testing, commissioning, warranties, training, and facility turnover. The project also includes parking access and revenue control systems, payment and access equipment, elevators, fire suppression and life-safety systems, mechanical ventilation where required, electrical and communications systems, security cameras, electric-vehicle-ready infrastructure, signage, landscaping, and related site improvements. Draft evaluation criteria include executive summary, organizational structure, key personnel and prior-project experience, management plan, conceptual submittal, sustainability elements, and cost proposal. Draft contract documents require substantial completion within 455 calendar days and final completion within 485 calendar days after notice to proceed. The draft insurance and bonding requirements include workers’ compensation, commercial general liability, automobile liability, builders risk or installation floater, professional liability, 100% payment and performance bonds, and additional City-specific coverage conditions.
