Description
The City of Suwanee is seeking a Design-Builder to renovate an existing 2,000 sq ft house into a Creative Arts, Media & Gathering Hub, and to demolish an existing shed and construct a new 1,500 sq ft metal building for a Pottery Barn. The project also includes site improvements such as a new community deck, driveway, and ADA-compliant pathways. The selected firm will be responsible for the entire design process, from schematic design through construction completion, ensuring all work meets current building codes and ADA requirements. Asbestos abatement is required prior to demolition and renovation, with known asbestos-containing materials identified in the kitchen floor vinyl and exterior siding. Lead paint was tested and found to be below EPA thresholds requiring abatement. The estimated project budget is $1,450,000, exclusive of owner contingency. The procurement process will be qualifications-based, with proposals evaluated on experience, project approach, schedule, and preliminary cost assessment.
