Description
The City of Albany is soliciting proposals for the purchase of the property located at 96 Fourth Avenue, also known as Bath House No. 2. This property, measuring 0.28 acres with 100 feet of frontage on Fourth Avenue and a lot depth of 118 feet, is zoned MU-CU (Mixed-Use Community Urban). The building, constructed in 1906, has been vacant since 2010 and is in a state of significant disrepair, with documented issues including extensive roof leaks, masonry deterioration, and structural concerns. The property is also located within several overlay districts, including the Combined Sewer Overflow Overlay, Historic Flood Plain Overlay, and the South End/Groesbeckville Historic Resources Overlay, which may impose development restrictions. Proposals should include a statement of qualifications, a development plan detailing the intended use, work scope, community benefit, timeline, funding sources, and any contingencies.
