The University of Florida is seeking proposals from landlords for a highly visible, preferably standalone, build-to-suit medical office building in Newberry, Florida. The proposed premises should provide approximately 10,000 to 15,000 contiguous usable square feet, measured as rentable square feet for leasing purposes, with adequate street exposure and parking. The permitted uses are limited to clinical, laboratory, and general administrative offices for a UF Health primary care practice, generally operating Monday through Friday from 8:00 a.m. to 5:00 p.m., with potential after-hours and weekend access. Responses must identify the proposed property and suite, landlord, available occupancy date, proposed lease term, usable and BOMA rentable square footage, rent and operating expenses, included services and utilities, improvement costs and turnkey build-out commitment, rent abatements or incentives, renewal and termination options, parking, after-hours access and building operating hours, HVAC costs, signage, building amenities, and available conference or board rooms accommodating up to 60 people. Proposers must also provide 8.5-by-11-inch test-fit plans and CADD files, and may submit redlines to the University's sample lease agreement if changes are requested.
