Description
The City of Canton is soliciting proposals from qualified residential real estate developers with at least five years of relevant experience to redevelop approximately 1.73 acres of city-owned property in Canton, Ohio. The project may include affordable, market-rate, mixed-income, single-family, and/or multifamily housing, with proposals expected to maximize appropriate density and address local housing needs. The selected developer will receive the property in its existing condition through a nominal-fee transfer structure and will be responsible for due diligence, approvals, design, financing, construction, and completion within 24 months of property transfer. Proposals must address the development concept and vision, site plan and architectural drawings, housing types and affordability levels, financing strategy, ownership and management, development schedule, city engagement, anticipated city assistance, and relevant past projects. Developments must comply with Energy Star standards or a comparable certification program and are encouraged to incorporate sustainable design and energy-efficiency measures. Proposal packages are limited to 50 pages and must include a cover letter and the requested development, financing, ownership, schedule, city-engagement, and past-project information, along with three references if the applicant has not previously partnered with the City.
