Description
The City of Little Canada Economic Development Authority is requesting proposals from qualified developers or development teams to enter into an agreement for the purchase and redevelopment of a 4.9-acre, six-parcel city-owned site at 2828 Condit Street. The anticipated project is a commercial or service-oriented use, with proposals expected to address market conditions, project feasibility, economic benefits, construction costs, financing, and projected construction timing. The selected developer must present a concept consistent with the site's Vision Plan and stated goals, including nature-integrated design, preservation or restoration of viable tree coverage, screening and buffering along the adjacent residential neighborhood, access from Country Drive, multimodal connections to the Waterworks Trail, stormwater management, and continued community engagement. Required proposal content includes team qualifications and comparable completed developments, a project narrative, conceptual or preliminary site plans, proposed uses and building areas, a stormwater approach, community outreach plan, economic benefits, preliminary capital budget and sources and uses, construction schedule, letter of intent, legal status, financial-strength documentation, and other relevant evaluation information. One electronic PDF proposal must be submitted by email.
