Description
The City of Little Canada Economic Development Authority is requesting proposals from qualified developers or development teams to enter into an agreement for the purchase and redevelopment of a 4.9-acre, six-parcel city-owned site at 2828 Condit Street. The anticipated project is a viable commercial or service-oriented development, potentially including restaurant, retail, office, or production uses, and must be designed, approved, and constructed within a reasonable timeframe. Proposals should demonstrate the development team's experience, capacity, financial strength, and ability to deliver the project. Required content includes team qualifications and comparable completed developments; a project narrative addressing the City's goals; conceptual or preliminary site plans; proposed uses and building areas; stormwater-management approach; community-outreach plan; estimated economic benefits; preliminary construction costs and capital budget; projected construction schedule; letter of intent; legal status and supporting financial documentation; and other relevant information. The concept should prioritize Country Drive access, screening and buffering along the adjacent residential neighborhood, preservation of viable trees and natural features, stormwater compliance, and connections to the Waterworks Trail and other multimodal facilities.
