Description
The University of Washington is soliciting proposals from qualified local property management firms to provide ongoing property management and facility support for the Airlift Northwest Wenatchee Base. The scope includes building operations, preventive and reactive maintenance coordination, work-order and records management, vendor procurement and oversight, custodial and grounds services, refuse and recycling, pest control, snow and ice removal, emergency and after-hours response, budgeting, expense tracking, reporting, and quarterly coordination meetings. The selected firm will coordinate maintenance for HVAC, generator, fire protection, lighting, hangar-door, plumbing, drainage, irrigation, access-control, and other facility systems; manage generator fuel and UPS maintenance; administer prevailing-wage documentation; and coordinate with UW IT, Pavion, airport personnel, and service providers. The facility includes four Level 2 electric-vehicle chargers, a 300-gallon aviation-fuel trailer managed by Air Methods, two commercial dumpsters with weekly pickup, and a standby generator with approximately 72 hours of runtime. The property manager is expected to provide weekly engineering service as needed, every-other-week full cleaning, monthly financial reporting, and timely emergency response, with full operational responsibility anticipated at contract commencement, ideally November 1, 2026. The contract has a five-year initial term with two additional five-year extension options.
