The Washington State Gambling Commission is seeking approximately 3,326 BOMA rentable square feet of office space in Spokane County, with the preferred area within Spokane bounded generally by West Indiana Avenue, the Spokane River, North Division Street, and North Monroe Street. A minimum five-year lease term is required, with optional terms of up to ten years, and occupancy is desired by November 30, 2027, or sooner. The facility must provide enclosed, code-compliant, conditioned office space with plumbing, power, and lighting that can be configured for the agency. Requirements and preferences include secure, separately controlled space; the ability to install security cameras; an interview room with lobby access; confidential offices; executive and conference spaces; evidence, network, equipment-storage, and supply-storage rooms; a customer lobby; kitchenette; and approximately 14–16 dedicated parking spaces, preferably secured. The lessor must meet applicable Washington State Energy Code requirements, and proposers must provide proof of ownership before lease drafting.
