CITY OF DANIA BEACH, FLORIDA LETTER OF INTEREST REQUEST(LOI) FOR "A REAL ESTATE DEVELOPER FOR CITY CENTER USE DEVELOPMENT ON CITY-OWNED PROPERTY AT 148 N FEDERAL HWY" LOI 26-017 NOTICE IS GIVEN that the City of Dania Beach, Florida (the City or Owner) is requesting Letters of Interest (LOI) FOR A REAL ESTATE DEVELOPER FOR CITY CENTER USE DEVELOPMENT ON CITY-OWNED PROPERTY 148 N FEDERAL HWY, 26-017. Letters of Interest will be accepted on the City's e-Procurement Portal at https://procurement.opengov.com/portal/daniabeachfl until Friday, November 13, 2026, at 10:00 am. Bids received after this time will be rejected. All submissions will remain confidential and exempt from public record disclosure requirements until the response opening is conducted. Description
The City of Dania Beach is requesting Letters of Interest from qualified real estate developers to enter into a Developer Agreement for the development of two contiguous, City-Center-zoned parcels at 148 N Federal Hwy. The parcels have separate folios and total approximately 18,700 square feet. One parcel contains two commercial buildings formerly used for restaurant and retail purposes, totaling approximately 2,000 square feet under air; the other is partially improved with a paved parking lot. The property is suitable for commercial and/or residential development within the Community Redevelopment Agency Federal Highway District. The City seeks an innovative development partner to deliver a high-quality, pedestrian-friendly project that supports revitalization of the Federal Highway corridor and contributes to a dynamic sense of place. Qualifying projects may be eligible for enhanced development opportunities, including building heights of up to 14 stories, subject to applicable zoning regulations, the Developer Agreement, and City approvals. Responses must include the complete submission and required notarized affidavits identified in the solicitation.
