Description
The University of Colorado Colorado Springs is soliciting a design-build entity to deliver a Critical Classroom and Office Life-Safety Security Upgrade across multiple occupied academic and administrative buildings. The scope includes field investigation and design; modernization of doors, frames, locks, exit devices, closers, keying systems, and electrified hardware; electronic access-control controllers, readers, door-position switches, request-to-exit devices, power supplies, cabling, network interfaces, emergency power, and fire-alarm interfaces; and integration with the campus credential environment. The contractor will provide preconstruction, professional design, construction, subcontractor management, occupied-building coordination, commissioning, testing, training, closeout, warranty support, and a Guaranteed Maximum Price proposal. Planning quantities include approximately 30 exterior electronic-access openings, 883 Phase 1 patented-keyway and hardware openings, and one access-control head-end system, subject to field verification. The estimated Phase 1 project cost is $2,300,000, while Appendix C identifies a total project cost of $4,867,365. The project requires Colorado prevailing-wage compliance, at least 80% Colorado labor, insurance, a 5% bid bond, and payment and performance bonds of at least 50% of the contract value.
