The U.S. Army Corps of Engineers is soliciting offers for approximately 4,306 usable square feet of commercial retail or office space within a one-quarter-mile radius of 1700 Old Minden Road in Bossier City, Louisiana, and within ZIP Code 71111. The space must support an Armed Forces Career Center and include a secondary egress, adequate parking for 11 government vehicles at all times, additional nearby parking for employees and customers, prominent signage, and compatibility with surrounding businesses. The lessor will be responsible for substantial construction and security requirements, including architectural and engineering drawings, tenant improvements, accessibility, fire and life-safety systems, HVAC, utilities, communications infrastructure, video intercom entry control, CCTV/NVR systems, signage, and other military recruiting-facility specifications. The lease also includes daytime janitorial services and supplies, with recurring trash removal, floor and restroom cleaning, dusting, window cleaning, carpet extraction, HVAC intake cleaning, light-fixture cleaning, and related maintenance. Offers must include a completed Rental Proposal Worksheet, proof of active SAM registration including a CAGE code, and the existing floor plan. The solicitation states that leases are negotiated for a five-year term but generally does not consider five-year firm terms, and the Government may terminate with notice under the lease terms.
