Description
The Clark County Department of Aviation (CCDOA) is issuing a Request for Proposal (RFP) for a ground lease opportunity to operate, maintain, and improve the existing golf course and clubhouse located at 6730 South Las Vegas Blvd, Las Vegas, NV 89119. The property, approximately 41.63 acres, includes a 9-hole par 3 golf course, driving range, clubhouse, restaurant, and bar. A significant portion of the property is within the Runway Protection Zone (RPZ) of Harry Reid International Airport, which has restrictions on structures and height. The property is zoned Commercial Resort with a planned land use designation of Entertainment Mixed-Use and is located within the Gaming Overlay District. Permitted uses include golf course, driving range, retail, food and beverage, special events, and restricted gaming. The existing improvements require substantial deferred maintenance, estimated at a minimum of $2 million, for which the selected proposer will be responsible. The property is offered on an "as-is, where-is" condition. Proposers must have a minimum of five consecutive years of recent golf course and driving range operations and management experience, including greens and cart fee revenue management, facility maintenance, pro shop sales, driving range management, and financial reporting. The ground lease agreement will be for a period not to exceed twenty (20) years. Rent will be no less than $65,000 per month fixed ground rent plus a percentage of gross revenue, with a one-time rent abatement period during the first two years or upon construction completion. A security deposit in the form of an irrevocable letter of credit for three months of fixed ground rent will be required.
