Description
The City of Albany is soliciting competitive sealed proposals from a buyer-developer to purchase and adaptively reuse the City-owned commercial building at 132–136 Pine Avenue, Albany, Georgia. The property is offered “as is, where is, with all faults” and includes an approximately 13,764-square-foot existing building on approximately 0.34 acres. Proposed uses may include food and beverage, creative office or coworking, experiential retail, arts and entertainment, or approved mixed-use lodging, with emphasis on pedestrian-oriented activity, historic preservation, ADA accessibility, exterior lighting, and commercial signage. The selected developer will be responsible for physical, environmental, infrastructure, title, survey, and access due diligence; design coordination with the local Historic Preservation Commission; independent financing; permitting; construction; property protection; operational-impact mitigation; and active commercial opening. Proposals will be evaluated on development concept, financial capacity and feasibility, experience and qualifications, acquisition and transaction terms, schedule, economic and community impact, and financial offer validation. The submission must include the required proposal materials, corporate documentation, certifications, and signed forms identified in the solicitation, including a development concept, financial and acquisition proposal, project schedule, organizational chart, key personnel resumes, and required certifications.
