Description
The Georgia State Financing and Investment Commission, on behalf of the Technical College System of Georgia, is soliciting construction management-at-risk services for Project TCSG-441, a second instructional building expansion at Gwinnett Technical College's North Fulton Campus. The project is expected to include approximately 45,500 square feet for healthcare instructional programs, with an additional estimated 8,000 to 12,000 square feet potentially provided in a separate facility for welding and HVAC programs. Final programming, building configuration, and site placement remain subject to further study. The anticipated delivery method is construction manager-at-risk, including coordination with a design professional and commissioning agent. The preliminary stated construction cost limitation is $28,700,000. The selected firm must provide preconstruction and construction management, schedule and cost management, procurement and subcontractor engagement, quality assurance, and project administration using the owner's e-Builder system. The procurement is a two-step process: qualifications, followed by fee proposals and interviews for finalist firms. The qualifications package must address company information, financial and bonding capacity, insurance, licensing, experience on comparable projects, proposed personnel, management approach, and project suitability.
