Description
Williamson County is soliciting proposals from qualified contractors for Construction Manager at Risk services for the Lake Creek Annex at 9500 North Lake Creek Parkway. The project involves a partial renovation of an existing building, including interior remodeling, replacement of the existing roof, building-envelope and facade repairs, HVAC, electrical, plumbing, fire-protection, finishes, doors, security-related improvements, and related demolition and restoration work. The work may proceed in four concurrent or sequential phases. The CMAR will provide preconstruction and construction-phase services, including constructability reviews, value engineering, cost estimating, guaranteed maximum pricing, scheduling, trade-contractor coordination, bidding assistance, quality assurance, safety coordination, on-site supervision, commissioning support, closeout, and acceptance of completed work. The total construction budget is $11,500,000, and substantial completion is specified as 442 days after Notice to Proceed. A 5% bid bond is required with the response. The proposal must include the required transmittal, proposal affidavit, references and similar-contract information, conflict-of-interest questionnaire, anti-boycott statement, qualifications documentation, and pricing sheet.
